C-class real estate markets are a great way to build a rental portfolio and achieve great cash flow, but they are not for the faint of heart. C-class markets are typically more of your "emerging" or "gateway" markets,
and unfortunately for these areas, they are cities and towns that have long been neglected and have deteriorated due to industry and job opportunities leaving the area.
But today, these towns have become huge opportunities for real estate investors and developers that can help the new town leaders shape the vision of what a once vibrant city can become once again. Thanks to programs and
incentives like; Mass Development, Housing Development Incentive Program (HDIP), Opportunity Zones, Historical Tax Credits, and other subsidy and voucher programs, the future of many of these markets is much different than their recent past.
Today, you can build your rental portfolio in some of these markets with units at $30,000-50,000 per unit (before improvements), and really get into these markets
before anyone else notices. We have found success buying into these old buildings, with old infrastructure but good bones, as they say. Due to the long time neglect of many of these properties, you will often find yourself with hefty turnovers including; cabinets, flooring, plumbing and plumbing fixtures, electrical updates, window replacements, fire alarm installs, and egress repairs.
But when you're starting at a low entry price, you can afford to make
all the necessary updates while still maintaining a low cost to value, thus giving you great cash flows and cash on cash returns. All of the opportunities plus the large incentive and voucher programs, give investors the opportunity to get in on the ground floor of an entire area's development, with additional coverage to hedge your risk.
