You can fix anything on a multifamily property except one thing . . .

A  Real Estate Law professor made the following comment; there is an exception to every rule except one.
 
Of course, many in the class followed up with the question “What is the rule that has no exception?”
 
“There is an exception to every rule except for one. That is the rule that has no exception.”

After practicing for as many years as I have, that rule has proven itself to be true every time it is tested.

 
There is a rule in the multifamily business that has one exception as well and if you live by this rule, you will be a success in the business.

Nothing could stop you. Are you ready for it?

 
You can fix anything on a multifamily property except OVERPAYING FOR IT!
 
You can fix the plumbing, electrical, roof, kitchens. You name it, you can fix it.

But if you overpay for a property at the closing table, you can never get that back. It will haunt you for as long as you own that property.

 
JUST DON’T DO IT!!!!
