One of the best parts of investing in apartments is that it involves very little emotion. It’s all about the numbers. If the numbers work, you buy it. If the numbers don’t work, you fix it. If you can’t fix it, you move on to the next deal.
 
You never buy a property because you are emotionally attached to it. There is no bigger recipe for disaster than getting yourself caught in that trap.
 
The purchase price is calculated by a simple formula that involves knowing two numbers. If you know these two numbers, then you will instantly know what the property is worth. It’s that simple.
 
You would not believe how often new investors come to me and say but ‘my offer is so far off from the asking price.'
 
And I say to that . . . . WHO CARES!!!!!
